Southwyck Section IV Annual In-Person Meeting

The annual meeting will be held on Wednesday, January 28, 2026. The meeting begins promptly from 7:00 P.M. to 9:00 P.M.  The location is Big Horn BBQ, 2300 Smith Ranch RD Pearland, TX 77584.  We will be providing dessert.

Big Horn will not cater events hosted in their restaurant.  As a result, we are unable to provide sandwiches or light snacks.  Many of you enjoy coming early and having dinner before or during the meeting.  We welcome you to do that.  However, we would like your feedback on the location.

Special Assessment

For those of you who have attended the meetings or asked in an email are aware of the status of the Special Assessment.  In summary here is where we are.

Shortly after the vote was announced for the Special Assessment, we received an email from a homeowner that detailed their understanding of language in court rulings that were issued in the past.  The homeowner believed that those rulings stated that the vote should not have passed because it did not have a majority of the neighborhood vote.  Instead, we had the majority of those that voted in favor.  As a result of this concern and out of an abundance of caution, we sent all relevant information to our attorneys.

The attorneys concluded that in their opinion, the vote stands as valid.  We decided to go forward with the Special assessment; however, it was too late to have the line item placed in your January Fees.  Please look for them in the July 2026 notice.

Playground and Swimming Pool Upgrades

Now that the vote and the legal clarification have been provided, we can move forward planning the improvements.  We will be starting work in January and would like your support.  If you are interested in helping prioritize, plan and help obtain quotes from vendors, please send us an email at directors@southwyck4.com.  We would love to have your help.

Annual Assessment

After planning our budget for 2026, the board agreed to increase the annual assessment by 10%.  We did not think this would be necessary but in our review of our financials we felt it was the best step forward.  Many of you who attended the meeting on the special assessment may be concerned about this.  In our discussions we originally felt that this would not be the case.  I apologize for the change in course, but we felt it was best for the long term.

Understanding Your Responsibility with Your Pets

In December we had an unfortunate incident with a dog in our community.  A neighbor reported that an unmonitored, unleashed pit bull attacked a dog that was being walked on it’s leash.  Unfortunately, the leashed dog did not survive it’s wounds. A reminder that common courtesy asks us all to be present and in control of our pets.

This is a summary of the Pearland ordinances that come into play for the above situation.  The summary is not intended to speak for OR clarify the ordinance.  For the full version of the document please click on the link underlined below.

Pearland Ordinance No. 528-9

  • Section 6-3 Microchipping required
  • Section 6-4 No more than 5 animals in a dwelling over 4 months old
  • Section 6-14 Defecation by Animals shall be promptly removed and disposed of

Annual Meeting Cancellation and Rescheduling

We regret to inform that the Annual Meeting scheduled for January 22nd has been cancelled. Unfortunately, the Silverlake Clubhouse will not be available due to the extreme cold weather forecasted for this week.

Your safety and comfort are our top priorities, and we appreciate your understanding and flexibility during this time.

We are currently working to secure a new date and time for the meeting and will communicate these details to you as soon as possible.

Upcoming Roadwork at Northfork Drive

Dear Residents,

The County is in the process of completing roadway repairs at Northfork Drive. A full reopening of Northfork Drive is anticipated to take place on or about 11/11/2024 (Monday). Miscellaneous roadwork activities will follow until the end of November. We appreciate the community’s patience and the support we have received from it’s members.

Important Traffic Update: Northfork Drive Lane Shift and Access Changes

Dear Residents,

The County is continuing to facilitate necessary roadway repairs at Northfork Drive.

The next and final phase of the project is to switch one-directional traffic from the active westbound lane to the newly completed eastbound lane. As such, vehicular travel on Northfork Drive will be restricted to the eastbound direction only and the Lawton Drive entrance/exit at Northfork Drive will be closed throughout the duration of work. Access to Edgewater Estates will be at Shelby Drive.

We apologize for the inconvenience and appreciate everyone’s patience as we complete the necessary roadway repairs.

Anticipated Dates: 10-7-2024 to 10-28-2024.

National Night Out – October 1, 2024

Dear Residents,

Please see the attached flyer for information on National Night Out on October 1st, from 5:30pm to 7:30pm, at the Morgan Park Baseball Field. There will be food, drinks, games, and prizes! We hope to see you there.
