One of the most important responsibilities of the Board of Directors, is the enforcement of deed restrictions. The Declaration of Covenants and Restrictions created by the developers in 1984 are part of the governing documents that give the Board of Directors the authority to hire an inspector and to authorize attorney demands for all violations.
During the summer months, the community will be inspected twice for grass violations. The first violation letter will be send for those lawns that, if not mowed within the next 10 days, will be 7 inches tall or higher. During the second run, the lawns that have not complied to the first letter will be force mow and the cost will be charge back to the homeowner.
Sometimes the first letter reaches the owner right after their landscape service has taken care of the grass, please accept our apologies for the trouble.
In addition to the HOA's guidelines, 2 of the subdivisiont (Southfield Village and Huntington Park) are also under the City of Pearland jurisdiccion and as such, homeowners are also required to abide by City Ordinance Enforcement.

Trash cans and recycling bins should be kept out of street view, except during pick up days.
Commercial Vehicles are not allowed to be parked in the subdivisions, unless they are temporarily parked to complete a project.
Please treat your front lawns to keep weeds out of the grass.
The inspector is authorized to force mow grass 7 in or higher. The cost will be charge back to the homeowner.
